The cabin has graveled areas designed for parking. You can park next to the house or by the garage, and there is comfortable space for at least two vehicles. PLEASE DO NOT PARK IN THE GRASS, as it damages the grass, and you may get your car stuck. During the winter, we place orange pole indicators at the end of the parking area, in the summer we use solar lights. Be mindful that our septic tank is under the grassed area. Guest will be charged for any damages as a result of parking outside of designated areas.
Verizon, AT&T, and T-Mobile work around here, but there are a few spots with no service. Because of the cabin’s insulation, cell signal might be a little weak inside. We suggest turning on Wi-Fi Calling on your phone. Also keep in mind that there are many areas in the park with no cellphone service, when heading out, we recommend that you make sure you set your GPS
We have a well in property that goes down over 400 feet into the ground. Our water was tested by simpleLab (tap Score) and it received a score of 96 over 99, where US scores average is 42, and the NY average is 56.
Our beautiful cabin was built with the tiny-home concept in mind, and we have established a maximum occupancy limit to ensure safety and to prevent excessive wear and tear. We reserve the right to charge for any unauthorized guests brought into the cabin without prior approval, including both overnight and daytime visitors. Bringing any unauthorized guests will be considered a breach of our house rules. We understand that you may want to have visitors during your stay, so to avoid any additional charges or breaches of the house rules, please use the platform messaging to request authorization beforehand.
We love animals, but for the comfort and safety of all guests (and our resident wildlife), pets must be disclosed and approved before your stay. Only one house-trained pet under 25 lbs is allowed, as our cabin is a cozy tiny home. Pets are not permitted on the furniture, and owners must clean up after their pets outside. Pets may not be left alone in the cabin at any time.
Bringing an undeclared pet is a violation of house rules and will result in additional cleaning fees or immediate cancellation of the reservation. If you haven’t declared your pet during the reservation process, please reach out before your visit to request approval.
Our cabin is the perfect blend of nature and technology, designed with sustainability in mind. To keep it eco-friendly, we’ve integrated smart features that allow you to manage the air conditioning, heating, and lighting efficiently—all from a single interface.
The smart dashboard, conveniently located by the front door, provides real-time weather information and gives you full control over the AC, heater, and lights. We also have place temperature sensors that allow the cabin to react to extreme temperatures. By streamlining these systems, we reduce energy consumption and minimize the cabin’s environmental impact, ensuring a comfortable yet sustainable stay.
Below is a picture of the dashboard you will see by the entry door.
We have two units for climate control. A space heater and air conditioner. We ask that you to only use the space heater during the winter as it is the most efficient way to heat the house. The thermostat can be managed via the Nest under the dashboard or direcly on the dashboard. Please DO NOT TURN IT OFF during the winter. Turning it off during the winter may cause the pipes to freeze, resulting in charges to cover repairs.
During the summer, our air conditioning unit ensures the cabin remains cool and comfortable. The AC is controlled on the left side of the dashboard. The large windows, while beautiful, can cause the cabin to warm up on hot sunny days. To help maintain a pleasant temperature, please use the shades when you leave. Please don't set the AC temperatures over the temperature of the heater, as it will make both units to work at the same time and cause excesive compsumtion of electricity and gas.
The dashboard (a tablet located next to the main door) will let you controll both in a single interface., all you have to do is adjust the temperatures you want (AC will be your highest temperature, Heater will be your lowest). The Nest thermostat located under the tablet only controls the heater.
Lights: All cabin lights can be controlled via their standard switches. However, they can also be managed from the dashboard. You can adjust the dimmers for the soffit lights outside and the living room lights, as well as control other lights, including the floodlights in the parking area.
Sensors: We have installed propane, CO2, and temperature sensors to ensure the cabin’s safety. The propane sensor is located behind the range, the CO2 sensor is next to the TV in the living room, and the temperature/humidity sensors are placed in the bathroom and living room. These sensors help the cabin maintain safe temperatures (preventing it from getting too hot or too cold) and regulate humidity, which is important for preserving the wood.
When you turn on the shower, the humidity sensor will automatically activate the bathroom exhaust fan if the humidity exceeds 70%, and it will shut off once the level decreases. You can override the sensors or manually adjust the temperature and switches as needed.
Counters: Please do not cut directly onto the counter tops. We provide plenty of cutting boards for your use. Any damages due to guests cutting on the counter top will incur charges of replacing the ENTIRE countertop.
Appliances: You are welcomed to use the appliances we have in the kitchen. Please make sure to review how to use an appliance if you are unsure. There are manuals in the bottom drawer
Range: Our cabin has a propane range. We as that you turn on the exhaust fan (on the microwave) when you cook. We also have a propane sensor that will only go off if the concentration of propane increases. This only happens when a burner is left accidentally on without a flame. We ask that you double check the burners are back to the off position when you finish cooking.
Please allow the toilet time to fill in between flushes.
Our cabin uses a septic tank. We ask that you don't flush any solids except for toilet paper as it may create issues with the septic system.
There is a heater on the wall, you simply turn the knob to turn on and off. The heater has a built in thermostat & timer, for safety reasons, please turn lower the heat when not in use.
To maintain humidity in the bathroom low, we have automated the fan of the bathroom. If the humidity reaches beyond 70%, it will turn-on automatically, and will stop as soon as the humidity is below the threshold.
The washer and dryer are available for your use. Please ensure that you clean the dryer filter in between each load.
Do not leave any items in the washer after check out.
Fire Extinguisher: Under the kitchen sink
First Aid Kit: In the cabinet next to shower
Loft: This space was created for our personal use of the owner's. It is not a recommended sleep space due to size. Please exercise caution if accessing the loft. Children should not be allowed to access the loft.
Hunting Season: During the months of September - December, hunting season is in full swing. Although there is no hunting allowed on the property, we recommend wearing bright colors such orange during any hikes throughout the property. This is an added precaution in case of wandering hunters. Hunting is not allowed on the property.
Windows: We understand that some days are perfect for opening windows for some fresh air. We kindly ask that you close the windows when necessary, such as during inclement weather and upon check out. Any damages as a result to windows being left open will result in additional charges to cover full cost of damages.
Towels and Bed Linens: Please do not use towels nor any other linens in the unit to remove make-up or clean other substances. If towels, bed sheets, or any other linens are stained you will be automatically charged to replace them.
Lawn care: We have a robot lawn mower that cuts the grass at schedule during the night (it makes no noise). We have boundary wires around the property to help the lawnmower navigate, we ask that you don't disturb them (they are at the edge of the grass areas). We also ask that you don't disturb the robot, so that it can keep the property looking sharp all the time. We also have a service that does the edge trimming, they typically come during the week and last in property no more than 20 minutes..
Cameras: We have security cameras on-site. The security cameras are strategically positioned to monitor the entrance and parking area, ensuring safety and enhancing security. It's important to note that the cameras are intentionally directed away from the house to respect privacy and focus solely on safeguarding the entrance and parking zone.
Garbage is collected weekly every MONDAY around 7AM. The bin is located at the end of the driveway. All garbage must be placed in bags before being placed inside the garbage bin. Please notify the property manager if the container is full or the garbage bags cannot be secured inside the bin, as we can arrange for earlier pick-up. Please note, our garbage service does not empty the bins if there is ANY LOOSE garbage. If we find that the service is halted due to loose garbage, we will charge a service fee of $17 (this is for the missed week of service). Thank you for your cooperation.
A snow plow comes out after heavy snow falls to plow the driveway. Time of day for plowing varies, based on their routes and weather conditions.
Please use caution when walking outside, watch for icy conditions on stairs, driveway, trails, etc. Watch for falling snow/ice from roof.
Salt is provided in the bucket located next to the stairs; there is a black container that allows for easy distribution of salt. We recommend spreading salt on the stairs and walkway to help with icy surfaces.
Heater should be left at 60*F when leaving the cabin (do NOT turn off the heater in the winter, doing so will result in additional charges to cover damages).
We kindly ask that you remove your shoes during the winter months, the salt gets tracked in resulting in damages and stains to the floors. Excessive stains on the floors may incur an additional cleaning fee.
We want to remind our guests that this is our personal family home we have chosen to share with you. We kindly ask that you follow the rules and guidelines provided. This cabin was custom-built by our family. We put a lot of care and time into all the special touches you see. Any damages will result in having a custom piece acquired to replace it, so please use caution and respect throughout the home. We will charge you for any damages.
Please ensure all of your guests read and understand the rules. Thank you for your cooperation and understanding. We are always available to assist with any questions you may have. We hope you enjoy your stay!
